A thoughtful next chapter in New Jersey

A home that fits your life starts with a clear plan.

If your home feels like more than you need, I can help you explore what comes next. Together, we can look at your equity, your options, and the timing before you decide whether to move.

You're not alone in this

If any of this sounds familiar

“We just don't need this much house anymore.”

That's one of the most common things I hear. It doesn't mean you have to move tomorrow. It means it may be worth knowing what your options look like.

“We want to simplify, but we don't know where to start.”

Most people don't. We start with a few practical questions and build from there, one step at a time.

“We don't want to sell and then have nowhere to go.”

That's a reasonable concern. Timing your sale and your next home together is a big part of what we plan for.

“We're probably a year or two away.”

That's a good time to start. A little planning now can make the move feel much calmer later.

The conversation

What we can work through together

Planning can begin months before a move. We'll work with estimates and options, not guarantees, so you can see where you stand before deciding anything.

  1. 01

What your current home may realistically be worth.

  2. 02

What you may net after selling costs.

  3. 03

Which next-home options fit your lifestyle.

  4. 04

How buying first or selling first could work.

  5. 05

Which repairs and preparation are worth considering.

  6. 06

How to coordinate belongings, resources, and timing.

Meet Jeremy

Planning first, at a pace that suits you.

I'm Jeremy McMasters, a retired Air Force veteran and a real estate agent with eXp Realty, LLC, part of the Kunal Doshi Team.

The Air Force taught me to plan carefully, communicate clearly, stay organized, and keep calm when things get complicated. Those habits fit right-sizing well, because a move like this is usually much more than selling a house.

I focus on helping New Jersey homeowners think through the whole transition: equity, timing, where to go next, and the steps in between. I'm learning communities across the state and currently pursuing the SRES designation so I can bring formal training to this work.

There's no pressure to list. We start by understanding where you stand.

My approach

How I help you think through the whole move

A transition plan before a listing decision

We look at equity, timing, and where you'd go before anything is put on the market.

A comparison of next-home options

Ranch, condo, townhome, lower-maintenance homes, and 55 plus communities when relevant, compared on location, HOA fees, taxes, amenities, and lifestyle.

Preparation at your pace

If you're 6, 12, or 18 months out, we can prepare gradually and focus only on the work that's worth doing.

Coordination and referrals

I can connect you with professionals for repairs, organizing, cleanout, estate sales, movers, attorneys, lenders, and financial planning as needed, and help keep everyone in step.

Referrals are offered for your convenience. I don't provide legal, tax, or financial advice.

From my recent work

What this looks like in practice

A few client situations I've helped with, described in my own words.

Toms River

A purchase with many moving parts

Financing questions, inspection concerns, attorney and title coordination, and a delayed closing. My role was keeping communication clear across every party so the process stayed manageable.

Farmingdale

One-floor living, less upkeep

What mattered most wasn't price or square footage. It was one-floor living, lower maintenance, and a turnkey home without another renovation project.

Toms River

Exploring 55 plus living

A big part of the conversation was how the equity in the current home could shape what felt comfortable to purchase next.

You do not have to be ready to move to start planning.

If you are weighing your options, I can help you understand where you stand and what a thoughtful next step could look like.
